Ayala Land, Inc. and Eton Properties Philippines, Inc. are speeding up development of their Parklinks joint venture, with the flagship Parklinks Mall scheduled to open in 2027. The mixed-use estate is expanding its retail, residential, and community offerings as part of that push.

“The mall will feature a curated mix of retail, dining, lifestyle, and community spaces designed to serve both residents and visitors within the Parklinks estate,” the companies said in a statement sent to reporters on Sunday.

The 35-hectare development is being positioned as one of the largest master-planned estates in Metro Manila’s eastern corridor.

The Parklinks Mall, the estate’s retail centerpiece, will have a gross floor area of 69,000 square meters and about 41,000 sq.m. of leasable retail space. Before the mall opens, the estate plans to launch its first retail pavilions by the end of 2026. Those pavilions will house restaurants and other dining concepts.

Retail development at that scale in the eastern corridor is unusual for a single estate. Most large mixed-use projects in Metro Manila concentrate retail in a central mall, but Parklinks is staggering its rollout — pavilions first, then the mall two years later. That sequence lets the developers test foot traffic and adjust tenant mix before committing to the full mall build-out.

The estate is also expanding community facilities. The new campus of Multiple Intelligence International School is scheduled to open in August. Meanwhile, the 3,178-sq.m. Casa Ibarra Parklinks events venue is on track to open later this year. The venue will feature two ballrooms and accommodate up to 850 guests.

Residential developments within the estate are also moving forward. The Parklinks North and South Towers by Ayala Land Premier and The Lattice by Alveo Land are leading the pipeline. The companies did not disclose unit counts or pricing for those projects in the statement.

The school and events venue are expected to draw early residents and visitors before the mall opens. That kind of phased community-building — schools and event spaces ahead of retail — is common in large master-planned estates, where developers want to establish a sense of place before the commercial core is finished.

Parklinks is being built on a 35-hectare site along C-5 Road, a major artery connecting Taguig, Pasig, and Quezon City. The location puts it within reach of several business districts and residential areas in the eastern side of the metro. The companies said the estate is designed as a “live-work-play” environment, though they provided no further details on office or commercial components beyond retail and residential. The mall’s leasable retail space of 41,000 sq.m. is roughly the size of a medium‑sized regional shopping center in the Philippines. The project also connects to a digital network for local businesses within the estate.
